These restrictions may make it impossible for a tenant to install signage in the design, size, color or material desired by the tenant and failure to install the signage required by a franchisee tenant could be a potential breach of a franchise agreement between a franchisor and retail franchisee tenant. A prudent approach would be to review all signage restrictions with the company you or the landlord intend to use for sign fabrication before you sign the lease to obtain a preliminary sketch so you can see what the sign(s) will look like. If you are a franchisee, review the signage restrictions with your franchisor to make sure that the signage that can be installed meets the franchisor's requirements.
